Position:    PROJECT EXECUTIVE

Reports to: Vice President of Operations

Responsible for leading team members to develop critical relationships by demonstrating and promoting effective relationship building throughout the company, with clients, subcontractors and vendors. Provide Operations oversight and direction in the following areas: Client Maintenance, Procedural and process issues, Financial issues and reporting processes, Subcontractor performance issues, Manpower analysis and issues, Construct ability and technical issues, Legal and liability issues, Risk analysis and mitigation issues.

Key Duties and Responsibilities

  • Guide multiple jobs and multiple job teams operationally in each phase including pre-construction, construction, closeout, and post-construction services.
  • Enhance Client relationships through exemplary service, follow-up and successful project completion.
  • Identify potential risks to the clients’ on-going operations planned project. Develop plans and measures to minimize and mitigate the potential risks.
  • Review and approving monthly project status reports prepared by the PM/APM.
  • Prepare and make presentations to clients as requested for projects in progress.
  • Assist clients to negotiate and draft contracts for review by clients’ legal counsels, and approval by the client.
  • Confer with all project team members on strategic or technical issues to ensure a successful project that meets project specific profit goals.
  • Promote positive subcontractor relations by dealing professionally and fairly with all subcontractors and vendors, and continually instilling this philosophy in the project team.
  • Communicate effectively with field team members as well as keeping them active in decision-making.
  • Maintain awareness and communicate Clients’ needs and project parameters and strategies among team members.
  • Collaborate with Pre-Construction in the up-front set up of projects to insure profitability and client satisfaction.
  • Mentor and coach PM’s and project team to ensure their skills and capabilities are being developed by establishing annual performance goals for each direct report and ensure that goals are established.
  • Formulate and develop contract terms with clients and communicate to project team.
  • Ensure that the project strategy is clearly defined and communicated and drive execution until project completion.
  • Directly oversee project team members’ performance and morale.
  • Directly engage in staff development along with addressing and resolving all staff issues as they arise.
  • Ensure implementation and compliance of policies and procedures on projects.
  • Foster an environment that promotes a cohesive and team-oriented group.

 

Education and Experience Requirements: Bachelor's degree in civil engineering.  A postgraduate degree in construction management is an added advantage. Minimum 7 years of experience as Project Executive or Project Manager in construction industry.

Hotel experience desired.

Position:  PROJECT MANAGER

Reports to:  Project Executive responsible for overall project planning and scheduling, resource allocation, project accounting, and control, while providing technical direction and ensuring compliance with quality standards. The construction project manager span a broad spectrum, covering all the areas of project management like - Project Planning, Cost Management, Time Management, Quality Management, Contract Administration, and Safety Management

Key Duties and Responsibilities

  • Charting out the project objectives and plans, setting performance requirements, and selecting project participants.
  • Participate in pre-construction and bid process / value engineering; estimating support.
  • Create and define scope definitions
  • Perform plan and specification reviews; interface with design team
  • Bring about optimum utilization of resources- labor, materials and equipment, and ensuring their procurement at most cost-effective terms.
  • Negotiate and manage Owner and Subcontractor contracts.
  • Oversee the construction project from start to finish.
  • Perform a key role in project planning, budgeting, and identification of resources needed.
  • Create  teams, develop the objectives/goals of each and assign individual responsibilities.
  • Facilitate Team, OAC, subcontractor meetings
  • Project accounting functions including managing the budget, tracking if team expenses and minimizing exposure and risk in the project; responsible for budget reporting, cost control, (PCO, COR, CO, PCCO), sub compliance, monthly billing, and lender inspections.
  • Create and manage project reports (Owner / Company)
  • Create and manage project schedule (with Superintendent); ensure that construction activities move according to predetermined schedule.
  • Devise the project work plans and make revisions as and when need arises.
  • Communicate effectively with the subcontractors responsible for completing various phases of the project.
  • Manage team and oversee all project activities (RFIs, submittals)
  • Co-ordinate the efforts of all parties involved in the project, which include the architects, consultants, sub-contractors and laborers.
  • Monitor the progress of the construction activities on a regular basis and hold regular status meetings with all the sub-teams.
  • Maintain strict adherence to the budgetary guidelines, quality and safety standards.
  • Change order management.
  • Periodic inspection of construction sites.
  • Ensure project documents are complete.
  • Identify the elements of project design and construction likely to give rise to disputes and claims.
  • Serve as a key link with the clients and review the deliverable prepared by the team before passing onto client.
  • Interface and meet requirements of other departments (Accounting, Safety, HR, Payroll, VPs)

Education and Experience Requirements

A four-year Bachelor's degree in civil engineering. A postgraduate degree in construction management is an added advantage. Minimum 5 years of experience in construction projects. Hotel experience is desired.

Position: ASSISTANT PROJECT MANAGER

Reports to: Project Manager 
Assists the Project Manager for most finance-related tasks especially labor and material cost control. The Assistant Project Manager is responsible for assisting their assigned Project Manager in the planning, management direction, project completion, client satisfaction, and financial outcome of assigned construction projects.


Key Duties and Responsibilities 

  • Assist their assigned Project Manager in coordinating all contractual requirements, design drawings, and project specifications that include, but not limited to:

-On-Site Project Management

-Project Monthly Report Generation

-Project Coordination & Project Controls

-Change Orders

-Construction Billings & Cash Flow Projects

-Application for Payment Verification 

  • Assist in evaluation and solution of potential field problems, referring them to Project manager.
  • Assist in plan and spec analysis in order to provide clear, trackable and coordinated interpretations of the design/drawings for construction.
  • Conduct quality control activities in accordance with instructions, inspection programs, using specified control measuring and testing equipment.
  • Understand and perform document control functions in accordance with on-site policy and procedures.
  • Provide technical engineering information to company employees and subcontractors to ensure project complies with all engineering standards, codes, specifications and design instructions.
  • Attend project coordination and owner/contractor/architect/engineer meetings as required.
  • Research and recommend solutions to design document problems, including conflicts, interference and errors/omissions.
  • Perform additional assignments and responsibilities as assumed or requested by supervision.


Education and Experience Requirements 

Completion of Vocational School a plus, college degree preferred. Minimum of 5 years related experience or equivalent role (commercial,multi-purpose building construction experience a preferred). Familiar with construction management software such as, Procore, MS Project,Excel, a plus for use with scheduling, spreadsheets, and cost control. Proficient in understanding building plans and specifications. Value Engineering and life cycle costing.Safety standards knowledge and enforcement.

Position: SUPERINTENDENT  

Key Duties and Responsibilities

Each Project Superintendent is required to be proficient with the use of Johnstone Moyers construction software (Procore training is available) as well as Micro Soft Office.


    Education and Experience Requirements

    Completion of Vocational School aplus, college degree preferred. 8to 10 years related experience or equivalent role (commercial, multi-purposebuilding construction experience a preferred)Familiarwith construction management software such as, Procore, MS Project, Excel, aplus for use with scheduling, spreadsheets, and cost control. Proficient in understandingbuilding plans and specifications. Value Engineering and life cyclecosting. Safety standards knowledge andenforcement.

    Position: ASSISTANT SUPERINTENDENT 

    Reports to: Superintendent Assists the Superintendent manage and control assigned projects, including overseeing field operations, site safety, productivity, schedule, work quality, and subcontractor coordination.



    Key Duties and Responsibilities

    • Assist the Superintendent in manpower scheduling, obtain tools and materials needed, filing permits and other documents, and advising on budget expenditures.
    • Provide on-site supervision and inspection of subcontractors’ work, job site safety, receiving and storing of tools and supplies, and reporting all of these aspects to the Superintendent and Project Manager.
    • Compile project budgets and schedules.
    • Read and understand documents defining project, including but not limited to: agreements, leases, work letters, project charters, surveys, budgets, schedules, and drawings.
    • Review design documents, scope of construction, and create preliminary construction budgeting.
    • Coordinate box moves and reconfiguration, signage, furniture assets, and IT set up.
    • Prepare project status reports, process purchase orders, update tracking reports, and maintain files for due diligence and financials.
    • Source and manage subcontractors and specialty vendors.
    • Ensure all project participants understand project goals, assumptions, constraints, and deliverables.
    • Provide superior client service to internal and external clients.
    • Review and close out project invoices.


    Education and Experience Requirements
    • College education in Engineering, Construction Management or related discipline, or
    • 2-5 years of relevant work experience in construction project coordination or project management or any combination of education and experience
    • Knowledgeable in computer scheduling & change order management; strong computer skills
    • Background in employee supervision, building codes, blueprint reading, or budget management
    • High potential talent with a positive attitude, customer-focused, desire to learn. 
    • Ability to prepare and track overall project budgets and schedules
    • Experience leading and managing numerous facets of multiple projects simultaneously
    • Ability to develop and cultivate business relationships with subcontractors and clients
    • Ability to travel

    Position: Project Engineer 

    Reports to: Project Manager Under the instruction of the Project Manager, provides  technical support to the project team. Reviews and maintains plans and project documents, documents meetings and project progress. Assists with communication and organization among the project team. May assist in the bidding process and scheduling.

    • May be required to assist project manager or superintendent at the project jobsite

    Position: Field Engineer

    Reports to: Superintendent
     
    Field Engineer helps plan, direct, and execute plan and work schedule of the project.  As required, they interface and coordinate activities with subcontractors. 

    Key Duties and Responsibilities 

    •          Review/interpret engineering drawings, specifications and other design documents; understand project design basis and contractual requirements.
    •          Develop construction scope of work, support development of estimates and schedules.
    •          Assist the project team in establishing the sequential steps involved in all processes with the scope of the project, and adapts schedules and work tasks accordingly.
    •          Work closely with the project team monitoring the safety, material and scheduling of construction project.
    •          Contribute to the project’s safety goals.
    •          Assist in coordination of material purchases, deliveries, tracking and forecasting ensuring maximum utilization of JMI’s physical resources.
    •          Develop and maintain customer relationships to enhance company’s ability to procure projects, reduce risk, and ensure operational efficiency.
    •          Monitor the overall quality issues on the project by frequently conducting quality inspections; perform field walk downs / inspections to review the work conformance with the design drawings, specifications, applicable codes/standards, and company policies and  procedures.
    •          Assist with the development and coordination of material, equipment, and manpower schedules and promote their efficient use.
    •          Perform special projects and completes all other duties as assigned or requested for the general support of the organization.
    •          Prepare field purchase requisitions for both temporary and permanent materials  and equipment.
    •          Proactively identify potential problems in the field; develop alternatives, arrive at optimum solution and means to mitigate problems.
    •          Work with project team to resolve any outstanding issue

    Education/ Certification Requirements:
    Bachelor of Science in Civil Engineering; equivalent combination of education, training and experienceEngineer In Training – preferred. 2-3 years experience in construction industry.

    Physical Demands: 
    While performing duties of this job, would be required to stand, walk, sit, reach with hands and arms, climb or balance, stoop or kneel, talk and hear, and use fingers and hands to feel objects, tools or controls. Must occasionally lift and/or move up to 25 pounds. Specific vision abilities required include close vision, distance vision, depth perceptions, and the ability to adjust focus. Exposure to high levels of occupational noise from heavy duty tools and equipment.  Long work hours may be necessary as workloads dictate. This may include weekdays, weekends and/or holidays. Job will generally be performed at the construction site, but may require travel to JMI’s office or visit a Client’s office.  Conditions will vary at each location, but the conditions listed above will generally apply.
