Our Guiding Principles

Over twenty years ago, Johnstone Moyer, Inc. (JMI) started with the intention of targeting a very special type of client; one that is compatible with our own beliefs.

The conception of JMI began with the very basics in which we take great pride in delivering to our clients: integrity, trust, responsibility, and professionalism. Our personal and “hands-on” approach to deliver the expertise in project and construction management has created an environment that entails great communication, vast construction knowledge and is relieved of the corporate burdens that large companies bring.

Johnstone Moyer, Inc. is a leading full-service construction company. We bring our experience as individuals together to create a team of diversified talents in a variety of market areas: market rate apartments, affordable housing, student housing, hospitality, senior living, and condominiums. As a whole, we display a well-versed entity that surpasses our competitors.

JMI operates in the San Francisco Bay Area, Los Angeles, Orange County, San Diego, Sacramento and Reno. We perform all aspects of construction from general contracting to construction management. Our services also include consultation on items like design management, cost control, scheduling, project control and administration. We have the ability to quickly develop cost and schedule feasibility models. We work with the client and their design team (if there is one) to tailor the program’s cost and quality requirement. This enables us to proceed and develop options for projects with cost, schedule, quality and long-term serviceability in mind.

Company Structure

JMI Currently has about 150 employees. Our client relationships include Local Developers, Fortune 500 Companies, Nationally recognized Developers and Not-For-Profit Developers.

 

JMI has a dedicated pre-construction department which is something that sets us apart from many of our competitors. Our strength in pre-construction services is what makes JMI different from other firms. We involve our top personnel to ensure that a complete and well thought out preliminary budget and scope of work are created, which are some of the first steps to a successful project. JMI constantly investigates potential cost savings for each project and will take an active role in suggesting them during the pre-construction process. We work with the project team to evaluate the design, material options, systems, and provide options for the owner to consider regarding initial cost and life cycle costs. Understanding the scope of work and providing clear direction on the contract documents will provide competitive bidding and reduce the exposure of change orders. Our detailed and involved approach to pre-construction helps mitigate cost and schedule impacts during construction. JMI will constantly keep the Owner/Architect apprised of any potential cost impacts so that there are no surprises and decisions can be made early on.

 

JMI’s Operations staff are some of the most talented individuals in the markets. We always strive to be the best at our product type. JMI does this by keeping our key market sectors to Multi-Family, Senior Living, Hospitality and Student Housing. All of our staff specialize in podium, high rise, Con-X-Tech, wrap and walk-up style buildings. This focused approach means you will always get a well-qualified, efficient and experienced team on your project.   We support this focused approach and maintain our efficiency through utilizing tools like ProCore for our project management solution. ProCore is a cloud based system that allows us to provide online project access to our Clients, Architects, Designers and other team members. The following documents are accessible to parties given the proper permissions: Drawings, Misc project documents, RFI’s, meeting minutes, submittals, shop drawings, schedules, punch lists, change orders, ASI’s and cost reports. Procore is updated in real time and can be accessed from anywhere you have an internet connection, including your PC, iPhone, iPad or Android phone.
